40 pages; illustrations by Harry Fenn; a privately-printed prospectus for the development of an exclusive resort property on the east end of Long Island, at Nassau Point on Peconic Bay; including the often-missing large hand-colored folding map of Long Island by J.B. Beers at back which is composed of two sections, 15" x 27 1/4" each approx. (western section very good, eastern section with short [2"] old tape repair - still a good-looking Long Island map); black and white illustrated throughout, promoting the idyllic surroundings for the proposed venture; with three large folding plates as well: Sketch Map of Peconic Park (old tape repairs at left side); Proposed Hotel (one small section with closed tear, some edgewear); Plan of Proposed Bridge (to Nassau Point, very good); the book describes the voyage to the location by the ship "Eureka" and the findings of the voyagers, their surprise and delight at the wonders of Nassau Point, owned by Peconic Park Estate: "...on the peninsula of the Park the eye and mind are continually pleased by the broken character of the ground, and by fleeting views of the lovely bay, which open out in the most unexpected way at every turn..."; much comparison is made with the advantages held by the proposed development over Easthampton, Southampton, vacation spots in New Jersey and elsewhere; the hotel's surroundings and geography are minutely described in order to 'sell' the properties' worth: "...On the western or right-hand side (if we continue to face southward), Robbins' Island looms up, separated from the Park by a broad strait...Robbins' Island is a very pretty piece of ground, with low cliffs along parts of its shore and a liberal supply of woods. It is owned by a sporting club of gentlemen from Brooklyn, who have stocked it plentifully with various kinds of game birds, and have built a pleasant club-house near the northern end, where the red roof peeps out pleasantly from green coverts, and is visible from the hotel site..." and "...Peconic Park...a piece of territory certainly unique in this portion of Long Island, and not easy to surpass in natural fitness for a family summer resort. A domain of wooded upland and verdant fields, graceful slopes and...where the best facilities exist for healthful exercise and diversion on land or water; or where the tired refugee from the metropolis may recline at ease, listening to the song-sparrow....destined to gain a high place and great popularity in the estimation of seekers for summer homes..."; and giving information on the history of the area, with literary (James Fenimore Cooper ref.) and local townships' historical details, access for transportation arrangements, roads, boats, Long Island Rail Road, more; previous ownership name of William J. Halloran Flushing L.I. N.Y. on front endpaper; book is approximately 8" x 10 1/4" size; bound in the original decoratively lettered and stamped brown cloth, also illustrated by Harry Fenn; binding soiled and worn, still good; some closed tears and splitting along old fold lines of maps and illustrations, and with no losses; good condition overall and an interesting proposal for a Long Island real estate development scheme, which was never realized in this form - albeit Nassau Point became an exclusive and beautiful resort, a well-known summer Southold Town community; interestingly authored by George Parsons Lathrop (1851-1898) American poet, novelist, well-known editor especially of the definitive works of Nathaniel Hawthorne (Lathrop married Hawthorne's daughter) "...distinguished work as an author must not be overshadowed by the record of his and Rose's marital misfortunes, including their perpetual financial insolvency and George's ill health, bruited at times as alcoholism and reported mostly as "acute gastric distress." He was a talented writer and assumed the lead in the Hawthorne family at the task of utilizing properly its legacy of Hawthorne book contracts, an important source of revenue for all of Nathaniel's survivors..." (ANB); we assume that here was an attempt by Lathrop to bolster his fortunes by association promoting this real estate venture; the illustrations by Harry Fenn (1845-1911) English-born American illustrator perfectly complement the 'pitch' of this promotional piece.

This is the two-volume set issued in commemoration of the 100 year anniversary of the club; consists of a facsimile of the first volume issued by the club commemorating the first fifty years, and The Second Fifty Years, 1941-1991; 194 + x + 251 pages, the second volume with map endpapers illustrating the original Maidstone links of 1899 and the 1991 golf and tennis facilities along with the golf course, designed by Willie Park, Jr.; black and white, color illustrations, history of the club and its noteworthy members and accomplishments in sport; both books identically hardbound with in blue polished cloth boards, tan linen cloth spines; black and white and color illustrated; a limited edition of 750 copies, slipcased; case with the arms of the club and titles in silver on front and back; case has slight edge, tips wear and rubbing; very good plus condition; a good club history for this prestigious 'Top-100' course on the east end of Long Island.

Map of Long Island; laid-down on linen at an early date; in red, blue, black; two maps in one, accomodating the length of territory that is Long Island, with an inset of the eastern section including Gardiner's Island; each map about 15" x 30", with margins making it overall approx. 34" x 32"; an interesting map for property development history, highway and Long Island Rail Road, road building and for a glimpse at the town locations and geography of Long Island at the turn of the century; at this time the Vanderbilt Cup had been raced for a couple of years and the decision had been made to build the Long Island Motor Parkway to accomodate the race; map somewhat darkened; some separation from old backing and splitting along folds; a little spotting; had been folded in half & rolled originally, and will be shipped that way for safety; generally in clean condition and good and a nicely preserved early twentieth century Long Island map.

The purpose of this planning study was to accomplish the objectives set forth in the town's historic preservation ordinances, "...while providing for and encouraging growth and development within the Village...; with physical history of the area & its growth, information on commercial properties, apartments, residences, the economy, including statistical data from the time; tourism - visits to the Whaling museum, Custom House, "Yankee Clipper" visitors; detailed parking, vehicular movement & planning with zoning proposals and more; with a page of references consulted at back; With (10) large sheets of text which are found on the back of each of the 10 "figures" of this report - each of which unfold to 25" x 17"; and include: base map of Sag Harbor, showing the historic and business districts; the business dist. study area; land use and economic base, printed in vivid colors with accompanying legend (scale about 200 feet to the inch); traffic flow study; vehicular flow turning patterns; parking inventory, proposed zoning; western area planning; suggested treatment - main street shops (one side of a sheet, as part of the Figure 9 plate folding ensemble); existing and proposed pedestrian circulation; proposed by-pass routes, a no-truck route, possible pedestrian mall, public parking lot; prepared for the village by Robert H.
